A Business Development Manager is the commercial lead responsible for expanding a managed property portfolio by securing new instructions and nurturing high-value partnerships. The role defines and executes the full growth cycle such as market mapping, outreach, pitching, negotiation, and onboarding, while safeguarding compliance, service standards, and profitability. The successful candidate will work with Marketing and Operations to optimise pricing, increase visibility, and deliver consistent satisfaction for both landlords and guests.
Salary: £32,000–£38,000 per annum
Working Hours: 30–35 hours per week (flexible scheduling; occasional travel)
Duties and Responsibilities
• Proactively win new instructions across residential, commercial and short-let/holiday stock in London and the surrounding Home Counties.
• Build and convert a pipeline of landlords, investors, hosts and corporate housing clients into signed management agreements.
• Monitor demand, occupancy, ADR/yield and competitor activity; translate insights into pricing and portfolio actions.
• Lead negotiations on fees, SLAs and tenancy/booking terms, ensuring compliance (licensing, H&S, GDPR) and strong margins.
• Work with Marketing and Operations to improve listing quality, run multi-channel campaigns and optimise revenue.
• Oversee onboarding: due diligence, property audits/inventories, safety certificates, handover packs and system set-up.
• Conduct regular client reviews with clear KPIs, driving retention, upsell and referrals.
• Maintain CRM discipline, accurate forecasts and activity targets; uphold process and service standards.
Qualifications
• Proven success in a fast-paced, highly target-driven environment (experience from any Business Manager role welcomed).
• Track record in business development, account growth, and negotiation; property/lettings experience preferred.
• Strong commercial acumen with CRM, Excel/Sheets, and reporting skills; confident with SLAs and compliance basics.
• Clear communicator, relationship-builder, and self-starter with a focus on results and service quality.
